Understanding Your Monthly HOA Dues
At Ladera Rockwall, your monthly HOA dues are designed to keep the community well-maintained today while also preparing for the future.
Your monthly dues cover:
- Landscaping and common area upkeep
- Amenities and shared facilities
- Insurance and utilities for common areas
- Long-term reserve funding for major repairs
Maintaining strong reserve funds helps ensure the Association can cover large, infrequent expenses without special assessments.
Resale Certificate Request
This process is typically handled by your title company or closing agent.
A resale certificate is a document prepared by the HOA’s accounting provider, Texas Star CPA, and is typically required during the sale of a home.
To request a resale certificate, the title company or closing agent must place an order through www.homewisedocs.com. The current cost is $375, and payment is required at the time of ordering.
Standard processing time is approximately 7 business days from the date payment is received.
