    TownSq is the community’s management platform used for:
     
    • Payments and account balances
    • Service and maintenance requests
    • Architectural (ACC) submissions
    • Official communications and notifications
     
    For any account-related activity or requests, please log into TownSq.
ACC Requests
  • chevron_rightHow do I submit an ACC (Architectural Control Committee) request through TownSq?
     
    Planning an exterior improvement or landscaping project? Most exterior changes to your home or property require approval from the ACC (Architectural Control Committee) before work begins.
     
    To help simplify the process, we have provided step-by-step instructions for submitting an ACC request through TownSq. The guide includes screenshots and directions for creating and submitting your project request online.
     
     
     
    Examples of projects that may require ACC approval include:
     
    • Landscaping changes
    • Fences
    • Patio additions
    • Exterior paint changes
    • Tree removal
    • Decorative structures and similar exterior modifications

    Please review the instructions before submitting your request. If you need assistance using TownSq, contact the HOA or management company for help.
     
     
  • chevron_rightWhat happens if a homeowner makes exterior modifications without ACC approval?
     
    All exterior modifications must receive ACC approval before work begins, as required by the community’s governing documents.
     
    If a modification is completed without prior approval, the homeowner may be required to:
     
    • Submit an ACC application for review
    • Modify or remove non-compliant improvements
    • Correct violations at the homeowner’s expense
    • Pay fines or enforcement costs as permitted by HOA governing documents and Texas law
     
    The purpose of the ACC process is to help maintain community standards, property values, and fairness for all residents.

  • chevron_rightWhen will the pool open again?
     
    Please note that city ordinance requires all public pools to pass a pre-opening inspection to ensure water chemistry meets safety standards—particularly if the pool has been closed for more than 30 days. The pool will reopen once this inspection, along with all necessary cleaning and maintenance, has been completed. Timing may vary based on weather and work requirements.

  • chevron_right Are Short-Term Leases Allowed?
     
    No. Short-term leasing is not permitted at Ladera Rockwall. The minimum lease term is one (1) year.
     
    Homes may not be leased for hotel, transient, or temporary lodging purposes of any kind for periods of less than one year.
     
    All leases must be for the entire home—partial leasing (such as renting individual rooms) is not allowed. Every lease must be in writing and must require the tenant to comply with all Ladera Rockwall governing documents, rules, and regulations.
     
  • chevron_rightWhat are the parking rules in the community?
    Neighborhood streets marked with red curbs indicate designated fire lanes. Parking in a fire lane is illegal and may block emergency vehicles from accessing the area.
    Vehicles parked in a marked fire lane are subject to immediate towing without notice, as these areas are designated safety zones.
  • chevron_rightWhat vehicles are prohibited from overnight parking in the community?
     
    Prohibited Vehicles. No boats, trailers, motor homes, trucks (larger than a 4-ton pickup),
    travel trailers, or any vehicle with commercial advertising may be parked on any street or
    driveway overnight.
  • chevron_rightWhat does “Lock & Leave” mean at Ladera Rockwall?
     
    Our “Lock & Leave” lifestyle is designed to provide peace of mind while you are away by maintaining the community’s shared spaces and overall appearance. This includes regular lawn mowing and irrigation for turf areas, helping keep the neighborhood looking its best.
     
    Each of the 117 homes in Ladera Rockwall is individually owned and maintained. Homeowners are responsible for the upkeep and care of their own home and any personal landscaping, including flower beds and individual plantings. These areas often require more frequent and targeted watering than the standard irrigation system provides, particularly during warmer months or when plants are newly installed.
     
    Ladera Rockwall is a gated community, offering an added layer of security while you are away.
     
    Overall, “Lock & Leave” provides the freedom and flexibility to travel—whether visiting family or taking extended trips—without the need to coordinate routine lawn care for common areas or worry about the overall community appearance.
     
  • chevron_rightWhat does the COA maintain vs. what am I responsible for?
     
    Ladera Rockwall is a Condominium Owners Association (COA), but it does not maintain or repair individual homes.
     
    The COA is responsible for maintaining common areas and community amenities, such as:
     
    • Landscaping in shared spaces
    • Common grounds and greenbelts
    • Community amenities including the HUB, Mini-HUB, Pool, and Pickleball courts.
     
    Homeowners are responsible for maintaining their homes, including exterior components.
     
    Any changes to exterior elements (color, materials, design, etc.) require prior approval from the Architectural Control Committee (ACC).

  • chevron_rightWhat day will my yard be mowed?
     
    Landscape maintenance is typically performed on Mondays and Tuesdays, when our crew is on-site mowing and edging throughout the community.
     
    They return on Wednesdays to complete any follow-up work or address areas that may have been missed due to weather or scheduling.
     
     
  • chevron_rightWhat landscaping services are included in HOA maintenance?
    HOA landscaping services are intended to maintain a consistent, clean, and well-kept appearance throughout the community. Routine services include mowing, edging, and general upkeep of lawns and common areas.
    These services focus on overall curb appeal and are not designed to provide individual or customized landscaping for each residence. Homeowners remain responsible for the care, replacement, and any enhancements to landscaping within their own property, including the replacement of dead or damaged shrubs, plants, and trees.
  • chevron_rightCan I hire a landscaper for additional or custom services?
    Yes. Homeowners may hire a landscaping provider for services beyond routine HOA maintenance at their own expense.
    For resident convenience, Matthew Hunt of Hunco (972-468-9767) is available to provide additional services. This is not an endorsement, and all arrangements are strictly between the homeowner and the service provider.

    To start natural gas service in Rockwall, contact Atmos Energy directly.
     
    Customers can contact Atmos Energy to start, stop, or transfer service, or to sign up for budget billing, by calling 888-286-6700, Monday through Friday, 7 a.m. to 6 p.m.

    Setting Up Water Service – City of Rockwall
     
    New residents must establish water service with the City of Rockwall. A $100.00 deposit is required for residential service.
     
    Service can be set up online at Rockwall Water or by contacting the Utility Billing Department. You may also visit City Hall if you prefer in-person assistance.

    HOA dues are managed through TownSq. Please log into your TownSq account to view your balance, make payments, or set up auto-pay.
    If you need to create a new TownSq account, click here or contact your property manager. You can also visit the Contact Us page and select “Texas Star Property Manager” from the dropdown to request account setup.

    All service requests must be submitted through TownSq. This ensures your request is properly tracked and routed.

    Garbage and Recycling Collection Schedule

    Garbage and recycling for Ladera Rockwall will be collected every Monday.
Security Gate & Access
  • chevron_rightHow does the gate system work?
    Toll tags provide hands-free access for residents. As your vehicle approaches, the system detects your registered tag and automatically opens the gate.
  • chevron_rightHow do I register my toll tag for gate access?
     
    To set up Toll Tag access:
     
    1. Make sure you have an NTTA Toll Tag
    2. Take a photo of the back side of your toll tag
    3. Email the photo along with the following information:
     
    • Your name - Property address - Phone number
     
    Send this information to laderagateaccess@icloud.com. 
    Once approved, your tag will be added to the system for gate access.
      
  • chevron_rightHow do I update my toll tag when I change vehicles?
    If you change vehicles, submit your new toll tag information using the same process outlined above. Before placing the new toll tag on your windshield, review your vehicle owner’s manual for proper placement. Do not rely on generic NTTA instructions.
  • chevron_rightWhat should I do if the gate doesn’t open?
    If the gate does not open, first verify that your toll tag is registered and properly mounted. If the issue persists, please submit a request through the Contact Us page so it can be routed to the appropriate team.
    Do not attempt to force the gate.
  • chevron_rightHow do guests enter the community?
    Guests may use the temporary community gate code #1980. The # must be pressed first, followed by 1980 on the keypad. This code is intended for deliveries and one-time visitors and may be changed periodically.  For security reasons, please do not share your personal gate code with anyone other than family members.
     
  • chevron_rightCan I follow another car through the gate (tailgating)?
    No. Tailgating is not permitted for safety and security reasons. Never stop or wait in the gate’s path, even if another vehicle is ahead of you, as the gate may close without warning. Residents are responsible for any damage caused to the gate.
